New Delhi, November 6, 2026 (Yes Punjab News)

The Enforcement Directorate (ED) on Friday filed a chargesheet under the Prevention of Money Laundering Act (PMLA) against Raheja Developers Ltd., its promoters Navin M. Raheja and Nayan N. Raheja, and 18 others in an alleged money laundering case involving homebuyers’ funds worth Rs 1,353.26 crore.

The prosecution complaint was filed under Sections 44 and 45 of the PMLA before the Special Court (PMLA) at Saket Courts, New Delhi. The case also names Nayana N. Singhania, daughter of Navin M. Raheja, Nirmal Raheja, his wife, and several companies and individuals.

The ED investigation began following multiple FIRs registered by the Economic Offences Wing of Delhi Police and Gurugram Police against the developer and its directors. The complaints were filed by homebuyers who had paid for residential flats and commercial units in projects including Raheja Revanta, Atlantis, Navin Minar and The Delhi Mall but allegedly received neither possession nor refunds.

According to the ED, the company collected approximately Rs 2,699.13 crore from around 4,600 homebuyers and investors for its residential and commercial projects in Delhi and Gurugram. The agency has identified Rs 1,353.26 crore as alleged proceeds of crime, comprising Rs 1,175.86 crore allegedly diverted from project, escrow and RERA accounts for purposes other than construction, and Rs 177.40 crore collected in cash outside registered agreements.

The ED said its investigation found that homebuyers’ funds were allegedly diverted to group companies and entities operated through employees and their relatives as nominee directors. The money was allegedly used to purchase land in the names of these companies and transferred between RERA accounts of different projects. Most of the group’s projects remain incomplete, the agency said.

The agency conducted searches at 14 premises across Delhi-NCR on June 27, 2025, and at nine premises on April 25. It said documents, digital devices, jewellery, gold coins, bullion and foreign currency were seized, with their retention subsequently allowed by the PMLA Adjudicating Authority.

The ED has also provisionally attached immovable properties with a book value of Rs 810.57 crore and a current market value of Rs 2,399.65 crore through attachment orders dated April 28 and July 30.

The agency alleged that Navin M. Raheja, Nayan N. Raheja, Nayana N. Singhania and Nirmal Raheja did not join the search proceedings and failed to comply with repeated summonses issued under Section 50 of the PMLA. It has approached the Special Court seeking non-bailable warrants against the four. Nayan Raheja’s anticipatory bail plea was dismissed by the Special Judge (PMLA) on September 19 and by the Delhi High Court on October 15.

The ED has sought confiscation of the attached properties and custody of the four promoters and family members when they are apprehended. The prosecution complaint names 21 accused, including Raheja Developers Ltd. and several associated companies and individuals.
