CBI files charge sheet against Bengaluru builder, official over housing fraud

The Central Bureau of Investigation (CBI) filed a charge sheet in a Special Court in Bengaluru against an infra development firm and its director over fraudulent activities related to a housing project, an official said on Friday.

The charge sheet, filed before Additional Chief Judicial Magistrate (CBI cases) at Bengaluru, accused Ozone Urbana Infra Developers Private Limited and its director of offences, including criminal conspiracy, cheating and criminal breach of trust.

The latest set of charges was filed as part of the federal probe agency’s ongoing investigation into large-scale cheating of homebuyers, the official said in a statement.

Investigation conducted by the CBI revealed that the accused builder company and its director, in furtherance of a criminal conspiracy, allegedly induced innocent homebuyers/investors through false assurances, misleading representations and deceptive promises, thereby, dishonestly obtaining financial gains while causing wrongful loss to the victims, it said.

The investigation unearthed substantial evidence and the charge sheet has been filed before the competent Court under relevant provisions of the Indian Penal Code, the CBI said.

The CBI is currently investigating another 32 cases registered pursuant to the directions of the Supreme Court against builder companies and unknown officials of financial institutions across the country in matters concerning alleged cheating and diversion of funds involving homebuyers, the statement said.

The probe agency has so far filed 16 charge sheets against Rudra Buildwell Constructions Private Limited Ltd., Dream Procon Private Limited, Jaypee Infratech Ltd., AVJ Developers (India) Pvt. Ltd., CHD Developers Pvt. Ltd., Sequel Buildcon Pvt. Ltd., Logix City Developers Pvt. Ltd., Manju J Homes India Ltd., Shubhkamna Buildtech, Ninex Developers Ltd., Decent Buildwell Pvt. Ltd., Rudra Buildwell Projects Pvt. Ltd., Ithaca Estate Pvt. Ltd., LGCL Urban Homes (India) LLP and Saha Infratech Pvt. Ltd. and their directors and also against the officials of certain banks and financial institutions.

In a statement issued on Friday, the CBI reiterated its commitment to ensuring accountability in cases involving economic offences, corruption and public fraud, particularly matters adversely impacting the interests of common citizens and homebuyers.(Agency)
